I began investing in physical rental properties immediately after graduating from college in 2013. They can be great to provide an external source of income and it's a big reason why I was able to afford to go without the income from a 9-5 job while I launched my practice, but they are far from passive.
Property Managers are the next logical hire but there are many bad ones out there. They all charge about the same, the first month's rent to lease out and 10% of the monthly rent going forward, but the quality of service can differ vastly. So it's important to do your due diligence so you can hire the best and get the most out of the fees you pay.
In the video below, I shared the step-by-step process I took to find and hire my current property manager, Grant Cook of Avenue Real Estate, who has been working out great.
This process applies not just to property managers and I have used the same process to hire good electricians, plumbers, and all kinds of trades to help take care of my properties.
When hiring anyone to help you manage your properties, the most important decision is to hire for quality and not cheaply. The ones who do good quality work, communicate well, are easy to work with, and show up on time will rarely be cheap but will be worth it. Even Though a rental may be an investment for you, it is someone's home and it should be taken care of.

I came to Avenue after renting out my property with another rental service and being less than thrilled. Avenue was able to secure a long term lease for me (and even got the full first year paid in a lump sum--wow) and we were very pleased with the service provided. If ever the tenant had any issue with the home Avenue had someone out to look at the issue quickly and resolved the issue at a very competitive price. When we decided the time was right to sell we decided to have our property manager act as our real estate agent. My agent, Aaron Wilson, worked with me to set proper expectations, give recommendations on listing price and minor repairs, and was able to get the home to market quickly. The first day we were accepting contracts on the house we accepted an offer above asking price and the home has since sold, securing a sales price that was higher than we expected. During the sales process the buyers were having issues with financing and Aaron worked with the buying realtor as well as the lender to keep me informed. While the sale took a few weeks longer than anticipated it was certainly not due to any fault with my realtor. I was extremely satisfied, even overjoyed, with allowing Avenue Real Estate Group to manage my house as a rental and later to sell the house. For those looking to rent their house, I highly recommend Avenue. They secured a lease that was over 20% more than a service I used previously and, as stated before, they secured a very strong sales price when it was time to sell my house. 5 star service from beginning to end.

Aaron told me that the first few weeks would go at a slower pace, but after professional photos were taken it would take off and quickly. I took all of his notes, suggestions, and my house was staged and ready to show. We went live on Thursday and by the end of the night I already had 7 scheduled appointments. I was getting text, emails all day on Friday and was so ecstatic. I could not believe the amount of people interested in our house. I was so excited and had a great feeling that our house was going to sell over the weekend. Aaron could not have done a better job with listing my house. He is very thorough in his research and brought all of his market analysis to my husband and I. He came up with the selling price and made sure that we were comfortable. The entire process flowed very smoothly and we only needed to leave the house for 2 full days. After having 1 full day of appointments and the open house the following day. My house was under contract within 72 hours. It was amazing!! Aaron is very caring and supportive and I would definitely recommend him to our family and friends!!

I was a customer/client of Avenue REG from 2010 until Summer 2016. Over the course of six years they found me three top-notch tenants, two of which extended their leases and one of which purchased the property. All my interactions with Avenue, and especially with my AccountExecutive/Realtor Aaron Wilson were not just positive, they were pleasant, productive, and profitable. I lived out of state and it was nerve-racking at times to own property in St. Louis as I am not a very real estate savvy person. Thus, I was very pleased with the level of professionalism with which Aaron and Avenue approached their work. When they said they would do something, they would do it. When I asked them to do something, Aaron would say he was "on it" and it would be done soon thereafter. The website is easy to navigate; the information is meticulously accurate; the use of electronic forms/signatures makes things extremely easy; and the communication is on point. To me, the fees and costs seemed extremely fair, especially in light of the amount of work they put in and the type of tenants and buyer they found for me--sometimes on short notice and during slow seasons. Also, I was very pleased with how quickly Aaron would respond to any little question I had, and he never pressured me into any decisions or questioned my decisions. As for the selling of my property, Aaron took care of literally everything. All I had to do was make the decision to sell and get a few documents notarized. This company was referred to me by another customer, and now I am in a position to refer Avenue/Aaron to anyone else who is looking for a fair and honest company to manage their property.
